Measured survey
We measure every room, the garden and the levels, and draw your house as it stands. You get the drawings to keep.
From £650 - Weeks 2 to 5
Two design options
Two honest options, sketched over the survey, with a rough build cost for each before you pick one.
From £1,200 - Weeks 6 to 14
Planning
Drawings, design statement and the application. We talk to the planning officer so surprises arrive early.
From £1,850, council fee extra - Weeks 12 to 18
Building regulations
Construction drawings coordinated with your structural engineer, so builders can price the same thing.
From £1,400 - On site
Built as drawn
Fortnightly site visits, answers within a day, and a final snagging walk with you and the builder.
From £95 an hour

Fee schedule
Fixed fees for each stage, agreed in writing before we start. You can stop after any stage and keep everything we've drawn. Prices include VAT.
